Cleanouts and home prep for Kansas City realtors

You can't photograph a full house, and your sellers are usually too overwhelmed, too far away, or too sad to empty it. Send them to us. We manage cleanout, donation, and repair vendors to prepare it for your photographer.

Why agents send us their sellers

  • One call. Dustin manages the sorting, donation, hauling, and repair vendors.
  • Organization fees of $500, $1,500, and $2,500. Vendor charges and a percentage-based fee on vendor charges are separate.
  • Owner managing the project. Dustin Williams coordinates the vendors.
  • Project organization insured. Physical work is performed by vendors.
  • Out-of-town sellers are normal for us. We send photos.

How it works

  1. You or your seller tells us the address and the listing date.

  2. Dustin talks through the scope with the seller.

  3. We manage the cleanout and repair vendors.

  4. We send photos when it's ready.

Estate sale companies with a house to empty after the sale. Senior placement advisors with a family who can't move until the home is dealt with. Property managers and investors with a unit to clear.

Can you work around a listing date?

Yes. Tell us the date and we'll plan around the deadline.

What does it cost my seller?

Organization fees are $500 for small projects, $1,500 for medium projects, and $2,500 for large projects. Vendor charges and an additional fee calculated as a percentage of vendor charges are separate. You'll review the scope, percentage fee, and expected total before work begins.

My seller lives out of state. Is that a problem?

No. Many of the families we work with aren't local.
